Point being, it's not giving you a better artwork because it's worth more unless all you care about is its speculative value.

Phillips Art Auctions • New York, Hong Kong & London, by tonys on Jan 24, 2020 12:36:40 GMT 1, Should we be adding fees to prices in order to get a value?
If you sold a piece on eBay for £10k, that's the value someone paid, you don't take into consideration their fees or Paypal
Hammer price is what someone paid, the additional fees are surely costs associated with purchasing/selling
Just a thought

My thoughts are simple.
Valuation based on purchase price. The one thing you can say for sure is the buyer at auction was happy to buy at the price they paid (outside the occasional case of auction fever) so there might be others willing to pay that amount away from an auction house scenario so it could possibly represent a case for current value excluding all other variables such as auction house status, placement in terms of audience attraction and seasonal variation.
Valuation based on what the seller achieves. The seller might not be happy with the result at auction and the monies received and therefore you are not guaranteed to find another seller willing to accept that as market value. Of course that is what the reserve is for but sellers can be coerced into a low reserve by auction houses that preference is to tempt buyers in.
I guess it depends which side of the fence you are sitting on.
Either way these look like strong results plus premium or not. IMO

This is a great way of looking at it in my view The market is extremely strong at auction right now , probably because as values have increased massively the backing of an auction brand in addition to PC is attracting a premium that people are willing to pay Interesting times to be a spectator and a collector for many reasons

When they send a follow-up email say the fees seem a bit high, that another auction house has offered lower fees or that you think the estimate is low and ask if they can make a better offer at their discretion. It works more often than not.

Phillips Art Auctions • New York, Hong Kong & London, by tran16 on Jan 24, 2020 22:06:40 GMT 1, It’s up to the seller to negotiate a selling fee with the auction house and this fee will be on the hammer price. Negotiate hard, they will always move especially on high priced pieces as they make all the money off the BP. During negotiation the House will say ‘we have another seller offering the same piece as yours’ .... you have to decide if it’s a bluff

Phillips Art Auctions • New York, Hong Kong & London, by jp on Jan 29, 2020 22:34:11 GMT 1, 8% for a Banksy print is good in my opinion. This is what galleries like Hangup charge for the seller on their site. I would ask an auction house to match or beat this number, with the implication that you could always go to a gallery and sell your print for a set price.
