Ofc value estimation would be made based on different price sources, at least making a weighted or normal average calculation.
Ebay gives a good sign of the selling pressure for a certain artist/artoworks but at least with Auction houses you have more (you should at least) chance that the work is original.
Prices are subjectives in art (but in some way works the same with every other market where the exchange between a medium and money is made) thus you can offer for an artwork 3 USD and the person behind you can instead bid 3 Millions for it. I wasn't looking to get a "fair price" for this artwork, I just wanted to show you all the fact that one of this works has been sold for that amount of money (which in my opinion is quite mad! but better for any of the early steppers).

It appears they probably get a lot of new buyers who dont know the value of these pieces and get carried away by the auction room, and I believe they picked that location for that reason as well.
